Marketing and Leasing

-placing an A+ Realty Management “for rent” sign on your property as soon as possible in expectation of any known vacancy

-placing your rental property with a full description and photos on, as well as a variety of over 30 other nationally-advertised websites.

-placing your property on the MLS (multiple listing services), making it accessible to all realtors and offering the highest referral fee in the industry to them when a qualified tenant is presented.

-email marketing your property to an extensive list of realtors and associates

-one of our managers or an associate realtor will be present at all showings of your rental house or property

-perform a complete applicant qualification screening process that includes criminal and civil background searches, sexual predator search, verification of social security number, eviction search, verification of employment and income, rental history check, and of course, credit check.  All of these associated costs are done so at applicant’s own expense.

-once applicant is approved, a board certified real estate attorney will draw up a customized lease again, at the applicant’s expense.

-to remove your property from the market, we require a non-refundable deposit equal to one month’s rent and, at move-in date,  this deposit is used as the first month’s rent.  We will then require the security deposit and last month’s rent at this time.

Property Inspections

-inspecting your property once a week while vacant

-conducting other monthly drive-by inspections and annual interior inspections or when deemed necessary

Tenant Relations

-Attempt to collect the rent in a timely manner.  Rent is considered late by 5th day past the due date and a 10% late fee is added.

-hold tenants responsible for all the terms and conditions of their rental lease as well as any homeowner association (if applicable).

If a Tenant Defaults…

-if payment has not been received after the 10th day, a 3-day notice to pay or vacate is issued.  If payment is still not received, the eviction process begins

-We handle all the eviction services from start to finish.  This process takes approximately 3 weeks and the cost ($300-$600) is usually covered by the security deposit that would be forfeited by the tenant at this time.


Reporting to Owners

-Our advanced portal system allows you to view your statements at any time and receive electronic owner disbursements within 5 business days of receipt of rent.

-For those who prefer not to utilize the portal system, a comprehensive monthly statement and distribution check will be mailed within 5 business days of receipt of rent.

-Full reporting functions for tax and accounting purposes can be received directly from your personal portal or mailed upon request.


Repairs, Maintenance, and Upgrades

– Any expense exceeding $300 will be consulted with you in advance for issues that are required by law (heat, air, hot water, cooking, sewage disposal).

-we handle all services, from carpeting and painting to pool and yard maintenance to ensure your property’s marketability.

-any expenses obtained due to tenant’s neglect will be deducted from the security deposit

-you will never have to worry about having a licensed contractor on the job as we are licensed and certified residential contractors by the State of Florida, meaning that your house rental management or property management will be easily handled by us.
