There are many reasons why a rental property investor should hire a property management team to assist. Most investors think if the rent is being paid monthly then they must have a good tenant. The reality isn’t always in agreement with that.
It is important to do monthly inspections and make sure your rental property is in the same shape as it was when the lease agreement was originally signed. This is why it is so important to find the right property manager to take care of all this for you and your property. Running back and forth to each one of your rental properties, or even just one, can become a tedious job.

A property manager will go monthly to your rental property and do a ‘safe and clean inspection’ making sure that everything in the property is still looking as nice as it was left and also to make sure the tenant has not caused any damage that needs to be fixed and paid for by the tenant.
What happens during the inspection?
During the inspection the property manager will make sure to give your tenant some notice – letting them know that they are going to come and check out the property. The property manager will come in with a formulated check list and go through to make sure everything is in working order and the rental property is up to par. If everything is looking well then the property manager will give a copy of the check list to the tenant and put it in your file.
If the property manager goes to the rental property and there are damages, then they will write something up and decide what needs to be financially covered by the tenant.
You would be surprised how quickly a bad tenant can destroy your rental property. This is why we would like to go to the property once a month or at the very least every other month. This will keep everything in working order so it is never a problem with the lease is up and it is time to find a new tenant.
