How do your property managers collect my tenants rent?
Our property managers will make solid attempts at retrieving the monthly rent on time each month. Now, even though we have found you a great tenant – sometimes people are late with paying rent, so when this happens we give a grace period of 5 days passed the agreed upon date. Once they have reached that point a 10% fee will be charged until rent is paid in full.
How do the property managers take care of my property while the tenant is residing there?
Frequently making stops by the property ensuring that all guidelines agreed in the lease agreement are being as followed. If there is clear damage done to the property we are able to either have them pay for damages or are able to break the lease. A property manager will be in contact with you during any and all decisions made with your investment.
What if a tenant does not pay rent?
The tenant has 10 days after the rent is due to make a payment with the added interest from the 5 day grace period. If the tenant refuses to do so or cannot do so for some reason we give them a short notice before we begin the eviction process.
Who covers the fees during the eviction?
Aplus Realty Property Management Timber Pines handles each eviction throughout the entire process. This is usually paid for with the deposit left behind from the tenant refusing the pay rent.
All tenants are not perfect. Even one with perfect credit and a clean background could cause some sort of damage to your property or not pay rent. It would be impossible to know any of these things before renting to someone. This is why it is highly important to get a skilled licensed property manager to help you for when those situation arise.
